The Tile Shop’s newly renovated location in North West San Antonio boasts a stunning polished concrete overlay installed by Craftsman Concrete Floors. Utilizing Ardex K 525 material, this overlay showcases a beautiful ‘aggregate exposed’ appearance with plenty of natural variation. Concrete overlays are ideal for resurfacing spaces where grinding and polishing the existing subfloor is not feasible. This 10,000 sq. ft. floor was completed in seven days, demonstrating that polished concrete overlays can be a value-engineered solution for projects with tight timelines. This installation complements the store’s aesthetic and provides a resilient and easy-to-maintain concrete surface for a high-traffic retail environment.

Concrete overlay installation is a complex process executed in five phases:
Subfloor Preparation: The concrete subfloor is ground with 16-grit diamonds on a planetary grinder to achieve a CSP 3 profile, allowing for proper adhesion of the epoxy-based floor primer. Cracks are filled with ARDEX ARDISEAL RAPID PLUS, a 100% solids repair material.
Primer Application: An epoxy-based primer, ARDEX EP 2000, is applied, followed by a sand broadcast to rejection.
Overlay Pour: ARDEX K 521 is poured over the prepped subfloor. The overlay material, mixed in Portamix Hippos, is spread to a consistent depth with a 3/8-inch cam gauge rake, and a plastic spike roller is used to minimize air bubbles.
Polishing: The concrete is ground with metal-bonded diamonds and polished to the desired level of gloss using proprietary Craftsman Concrete terrazzo polishing tools. These tools allow for high-grit polishing without darkening the overlay as much as standard resin-bonded diamond tools. An epoxy-based grout coat is applied during this process to fill voids or air bubbles.
Joint Cutting and Filling: Existing control joints in the subfloor are recut with a 1/4-inch blade and filled with semi-rigid polyurea. This recutting is crucial to prevent hairline cracking or delamination caused by subfloor movement.
